Radon Testers and Detectors

Alpha Tracks are the most common type of long term radon detector. They are easy to use and inexpensive.

Tests using alpha tracks should be done for a duration of 91 days to 1 year.

 

Digital Monitors are a quick and convenient  way to test and monitor radon levels.

Radon is the leading cause of lung cancer in non-smokers. Exposure to high levels of radon in indoor air results in an increased risk of developing lung cancer. The risk of cancer increases as the level of radon, and how long a person is exposed to those levels increases. Exposure to radon and tobacco use together can significantly increase your risk of lung cancer.
 

Radon gas breaks down to form radioactive elements called radon decay products (RDPs) that can be inhaled into the lungs. In the lungs, radon RDPs continue to breakdown, creating radioactive particles that release small bursts of energy called alpha blasts. This energy is absorbed by nearby lung tissue, damaging the lung cells. When cells are damaged, they have the potential to result in cancer when they reproduce.

Residential Testing for Radon

Your home should be your safe place....and that includes the air you breathe. Health Canada recommends doing a long term radon test of 91 days to 1 year. Alpha Track detectors are the most common type of radon testing device however a digital monitor will provide fast readings and can allow you to monitor radon levels on an ongoing basis.
Radon detectors should be placed in the lowest livable or lived-in level of your home. Radon Reduction Services recommend testing the lowest livable level of your home as living situations may change and a level that was unoccupied previously can all of a sudden be a bed room for a relative, an in-home gym, or an entertainment room. It is advisable to already know that the area is safe to occupy and not be required to do a 91 day or longer test to find out.

With the passage of Bill 209 in the Alberta Legislature, daycare operators are now required to provide proof of radon testing in their facility. 

Radon gas is odorless, colorless and the highest leading cause of lung cancer deaths in non-smokers.   As a daycare operator, you have a vested interest and a responsibility in ensuring the health of the little ones in your care. Ensuring the safest environment for both children and staff shows a higher level of care, and is a great added value to parents and staff alike. Children have a faster respiratory rate than that of adults and have lungs that are more susceptible to damage from radon gas and radon decay particles. A good start to happy and healthy future is to ensure that everyone can breathe safer air.

Real Estate Transaction Radon Testing

Testing homes for radon before completing a real estate transaction has been common in many states for a number of years, and is becoming more common in Canada as our awareness of radon, and its danger, grows. As real estate transactions are time-sensitive, the protocol for these radon tests is a little different than that of standard long-term radon tests in residential and child care facility settings.
The Canadian Association of Radon Scientists and Technologists (CARST) has three recommended options when it comes to testing for radon during real estate transactions:
Option 1: Test - Protect - Sell
With this option, the home owner (seller) would test their home for radon prior to selling (using the residential protocol), mitigate the radon if required, and then sell the property. This is the most pro-active option, and ensures a healthy breathing environment for all future owners. There is added value to the seller as they can advertise the test results if the levels were low, and can advertise that they have a radon mitigation system if the levels were above the Canadian guidance level. There is peace of mind for both parties as the radon levels are known and already addressed if required.

Option 2: Sell - Test - Protect
After purchasing a home, the new owner will test for radon following the residential testing protocol and mitigate the radon if required. The advantage to this method is that the people who are most invested (and living in) the home are making the decision as to what level of radon they are comfortable living with. There is peace of mind for the buyer as they are the ones overseeing the radon test and therefore know it was done properly. They can enjoy their new home knowing that it is a safe environment for all future occupants.

Option 3: Assessment Test
Conduct a radon assessment test as part of the transaction, then test the home using the residential protocol to determine if mitigation is required. Radon assessment test results provide a clear and impartial course of action to guide all parties involved.
